Beautiful little boutique hotel with very convenient location. Well appointed rooms and friendly and knowledgeable staff at the front desk. Would like to acknowledge the young lady who checked us into room 102 on 5/6 as well as the young man who next came on shift..thank you for your hospitality!

Modern Interior and close to T....
Stayed here for 4 nights in late August/early September 2017.
The hotel is situated around 8 minutes walk from Termini station and is surrounded by 3 or 4 reasonably priced restaurants where you can find pizza, pasta, meat and fish.
The hotel is in a building with 3 other hotels across 4 floors. The interior of the hotel has recently been renovated. Our room was well equipped but our room was on the small size.
We had excellent service from Vlad who was very friendly and helpful and made our stay extra special.
I would stay here again mainly because of the location and that it was quiet.

Good but not great
The hotel is nice and pretty clean but our view was horrible (2 levels of iron bars looking into the closed court yard), with very little light coming into the room.
However the room was spacious and newly renovated, with a big bathroom.
The breakfast was OK, nothing special.
I also do not recommend it to anyone with a stroller since the hotel is located on different levels, with many stairs, without direct elevator access to the rooms.

Good location, friendly front ....
We spent several days at this property and thought it was a good value. Located several blocks from the train station, it was a relatively easy walk we did with a stroller and one piece of luggage. (If it hadn’t been snow-raining, the walk would’ve been much easier!)
Entrance: not terribly difficult to find but not obvious with a big sign. The building houses several hotels over the floors and the Demetra is one of them. When you enter the building, there are two sets of stairs, approx 4-6 steps in each, then you have a choice of a very small elevator or the two full flights of stairs to reach the Demetra entrance. I fit in the elevator with my son in the stroller and the luggage. Husband walked the stairs since there was no space for him in the elevator.
Demetra reception desk: we arrived late evening and the two staff persons were friendly and welcoming, giving us an overview of the breakfast and WiFi login, and the general info upon arriving at a hotel. We spoke with several different reception staff during our stay and all were friendly and accommodating with our questions and room issues.
Breakfast: it was a smallish buffet spread but all the basics were covered. There were lots of breads, cold cuts, cheeses, while fruit, juices, bottled water, eggs and sausage. You requested the coffees from the staff, some of whom bordered on gruff or rude. Maybe they were having a rough morning or hate their jobs or are jerks. Whatever the case, just a handful of people at this property were not so great. Otherwise, friendly helpful staff are around.
Room: big bed, side bed/sofa, plus requested baby bed (pack n play) in good condition, very high ceilings, bathtub/shower, mini frig, water pot, plenty of closet space. One thing to note: the windows don’t do much to keep out the street noise and the draft.
We enjoyed our stay and would return. We left behind a baby travel harness which the staff quickly located. We haven’t gotten it back but we’re working on that.

Beautiful, clean, new, and so ....
The Demetra Hotel is beautifully decorated, spotlessly clean and new. That said, there's so much to improve, it’s better to avoid for now.
Website -- 12% flexible rate requires cash payment on check-in. You must ask for your receipt upon check-in, else how can you prove you paid? Problem for reimbursement: their hand-written receipt did not have the name of the hotel on it. I was refused a final billing summary on check out, usually given as a matter of course.
-- Check-in took 30 minutes at the busy 2-3 PM hour because only one staff person available. Clerk refused to give a second key, but we persisted and finally received it. More about the precious key later.
-- We weren’t happy that our passports' personal data was hand-entered into a computer form, making it readily usable. It was not scanned as an image, as is done in every other Italian hotel we've visited. We were told that if we checked off the “no contact” box to eliminate future ads, were something left in the room, they would not contact us. Isn't that different from sending advertisements?
-- Room: new, clean, well decorated, plenty space for luggage off the floor, but bed not made with blanket or duvet. Blanket in closet, did not seem new, too light to be warm. See next issue.
-- You must ask to have the heat turned on at night! No one told us, and we froze on a -1C/31F night, even with the blanket. (Don’t know if it’s the same for A/C.) The thermostat looks like it's working, but nothing happens. Early in the AM I tried to call the desk on the room phone, which has no markings to help you reach the clerk. Finally I guessed that 9 was an outside line and called the hotel to complain. The desk clerk turned on the heat.
-- Breakfast has a good selection of hot and cold foods, including fresh fruit. Coffee is by order with staff, one of whom had a cough and did not cough into sleeve or cover mouth. We passed on the coffee. Staff needs to be trained in healthy work habits.
– I lost one plastic hotel room key. On check-out, the clerk demanded the missing key. I explained that I’d lost it. I was told that the key was their property, and if I did not produce it, I would have to pay 20 euros. 20 euros for an ordinary plastic hotel key, plain white, no hotel name on it? How many plastic keys have I accidentally kept, and never a bill. We asked for our checked luggage. Again, produce the key or pay the euros, and no move to get luggage. We firmly stated that the luggage is our property, and if it is not produced, we’ll call the police. We received the luggage and left.
With so little work and so much more courtesy, Demetra Hotel could rise to the top of anyone's list for its freshness and location alone, but right now there's too much to improve.
