Review Of KAIA OCEANFRONT BOUTIQUE HOTEL & VILLA

Well maintained hotel with beachfront location. Neat rooms and very good food options in the restaurant. The staff is polite and courteous. Overall a good stay.

The entire environment and the property made us extremely uncomfortable, • property is extremely rundown, it isn’t like the pictures online at all. Entire room was smelling of moisture, total sick feeling. • Rooms are made of a temporary structure and all common areas covered in a plastic sheet, making it extremely hot and sweaty. • There are no windows or balcony, making it very claustrophobic and hard to breathe. There is no fresh flow of air. • It isn’t “ocean view” • food is average. • It smells very damp and musty, result of the rooms being tiny, no air flow and covered in a plastic sheet. • Furniture in common areas and breakfast areas is dirty and old, not maintained at all. The whole place was covered with plastic sheets. Overall a total junk place. Only one thing I can appreciate is the service.

Location was opposite to ashweem beach. We ordered cheese cake and it was delicious. Amenities were also good. Overall great experience.

It's good for couple, family stay is okish. Need to have own car to travel around and visit places. Breakfast is good.

Food was really really good. Probably the best part about the stay. Rooms were comfy, not as great as the pictures but still nice. Beach access is convenient, apart from that it’s a really small hotel with not too many amenities but they did offer us cycles, canvas painting and cocktail making which was good. Great hospitality!

I wish i had not stayed at Kaia Boutique Resort . What left us feeling disappointed, was the condition of the property itself. The pictures online reflect a beautifully designed and thoughtfully curated space—but unfortunately, that doesn’t match the current reality. Pictures are of the original design of the property , probabaly at the timeof the opening, sadly, it feels like the property has not been maintained over time. The couch was dirty, mostly tables had termites, and there were ants in several areas, including the washroom and breakfast area. It’s genuinely sad because you can see what it once was—or could still be—with proper care. With some much-needed maintenance and upkeep, Kaia could truly shine again. but on the good note - The location is perfect, peaceful and beautifully tucked away. The food was delicious, and the staff were warm, attentive, and truly made us feel welcome. In those aspects, the experience was lovely. i would recommend , the owner to take care of their beautiful property because current condition doesnt do justice to people like us who book on the basis of pictures shown. The stay was very calming and peaceful. The staff was very helpful for us to provide transport and recommend places to go. Just would have preferred to have a television in the room but otherwise the stay was very peaceful and relaxing

Awesome Interiors giving Bali vibes. Located right in front of the beach so you can expect a beautiful sunset from the terrace restro. Restaurant and Breakfast menu (Ala carte) is also awesome. The Ashwem beach is not a busy one so don't blame the hotel for it. For a slightly busier vibe chose Morjhim. Also shoutout to a friendly staff and owners who personally met and greeted. Lastly they had free bicycles for the guests. Cons: Only the interiors are lit. Overall building is not great and needs maintainance. They have Wifi extenders on a single router so don't expect a workation. Overall chose if the price suits you. For us it was awesome!

After a late checkin......main door to bathroom was not fixed properly which should have been done prior to allotting room to guest. Drunk housekeeping was trying to fix the door which he couldn’t fix eventually and left , anyhow we managed. We casually approach from the staff and manager in handling the issue and there was no apology either.

Awesome place and location. Highly recommended for all Goa visitors. One of the best boutique hotels, best beaches and perfect location, just in front of the beach.

The hotel is beautifully designed and located right on the most beautiful stretch of beach. You have to cross the road to get to the beach. The service at Kaia is great, the breakfast is really good and we loved our room.

Stay was quite peaceful and willingness cons: wifi (internet) was pathetic

We did not stay in the hotel, it was the most horrible place to stay in and also it does not have a pool. No wifi and also very secluded

The hotel plays with words. There is no pool in the hotel except for the villa. Naming it villa pool resort is the most confusing marketing strategy. There are no intercoms in the rooms, the rooms are stuffy, smelly and without internet. We have to go up to the reception to call for anything.

The rooms are spacious and well designed, and the staff were very polite, prompt, and accommodating.

Good rooms but ground floor can feel it bit claustrophobic, staff is quite welcoming and prompt, access to the beach is quite good

Very poor experience, it’s not a beachfront property, all views outside was blocked, no balcony in any room, overpriced, very poor breakfast menu.

Kaka is beautiful, located at a very peaceful place. Loved the vibe. Have to mention that the service was on point! thanks team! )
