This hotel is located in a good locality- Fontanas. It is close to the river. The hotel is an old Portuguese time building, well maintained and well equipped. The host is very cordial. It has self service Tea and coffee for any time in the Day. Rooms are a bit small but that does not disappoint you, father you get a feeling of how people lived life in the colonial era. Daily room cleaning is a thing the host needs to pay attention.

Beautiful hotel if you want to enjoy the antique furnitures placed everywhere. Actual Goan house converted into a boutique hotel. Excellent location. Very helping staff

Property dosent have a kitchen. No mobile network inside room and Wifi is also very poor. Due to dampness in the wall there is bad smell in room. No welcome drink offered while Check in. No luggage help given by hotel while check in checkout.

The hotel was in a perfect location. Plus the rooms and services were really good. The host was really kind and even let us have an early check in. Would love to visit again.

Room was small, bathroom was very small. Opted for breakfast but they only give you eggs, bread butter or plain paratha with subzi. Better not to opt for with breakfast option.

Cosy hotel nestled amidst the cosy lanes of Fontainhas Panjim. Beautifully restored preseving the Portuguese original architecture! Just has the right amount of space to park yourself into comfort. Worth the pennies you spend. Rooms and clean and well kept. Suraj the caretaker really makes sure you are comfortable

Unfortunately, i spotted cockroaches roaming around, and the staff seemed to neglect maintaining basic hygiene standards. On a positive note, the staff's behavior was warm and welcoming, which made our interaction pleasant. While the hotel's ambiance and location are definite pros, the lack of hygiene and value for money are major drawbacks. *pros* 1. Unique, charming ambiance 2. Excellent location 3. Friendly staff *cons* 1. Poor hygiene maintenance 2. Cockroach infestation 3. Overpriced *recommendation* improving hygiene standards and addressing pest control issues should be the hotel's top priority. Until then, i would caution potential guests to weigh their options carefully. *would i return* perhaps, if the hotel addresses its hygiene concerns and offers better value for money.

The room is extremely small. There were insects on the floor. It’s aesthetically pleasing but tries too hard for what it offers. My bedsheet had bite marks of what i’m guessing was a rat. It’s a pretty place at a great location but sorry to say is overpriced for what it offers.

I stayed at this place just for one night as i was in goa for some work the following afternoon. I did a late check in (11pm, the cab driver wasn't happy to go up the tiny lane, so if you're alone, you might want to reconsider. The staff was alright, the property would have been lovely if maintained well (which it wasn't.

The stay is really terrible 1. Rooms are not cleaned 2. Fishy smell in the room can't breathe properly 3. Blanket is not washed that smells a awkward smell 4. We ask to replace it he didn't give blanket, he given a bed sheet which they will cover bed that one 5. Service also i don't like much.

I booked a superior room but i guess i was given the super deluxe room which had a lesser tariff than the superior room.

Very good location, but extremely basic in amenities. It has old portuguese charm. But do not expect any other amenities. From toiletries to breakfast options to bed quality everything is too basic.

Lovely plod portuguese house, full of charm, room & bathroom nice. Very central to the fontainhas district with great restaurants & bars. Staff helpful and polite. I would recommend.

Fantastic stay right in the heart of panjim in fontainhas. Our host miss avid is pleasant and welcoming. Rooms are good with large bed with all amenities within an old portuguese house with views to die for. Its walking distance to mandovi and close to joseph's bar and caravela.

We recently staying this unique Portuguese mansion and the experience was marvelous. The service provided by staff were wonderful and the room was beautifully appointed as we were in family with child and toddlers, and every aspect of my stay was meticulously taken care of. Cleanliness, comfort, room décor and ambiance all are value of money. Additionally, proximity to attractions like fontainhas with heritage homes & winding alleyways plus walking distance to waterfront and casinos added a special touch that made our visit to panjim even more enjoyable.
