pros. - location is just too good. - The room is decent for the price.I booked the sea view luxury room. - Majority of staff are very courteous, except for a spoiler that wee find everywhere. - food is decent though a bit pricey.

Price was way too high compared to the quality of room. Also, did not receive complete sea view as the room view was obstructed by coconut trees.

The property is located very close to the beach, just 2 mins walk to touch beach sand. Nice wooden bridge work done fir beach access. Quiet and calm beach. Food was OKish. Located right in the village. Access to the hotel via a narrow road only which might raise doubts about the choice been made. No secured parking available but the guard ensured safety of the car. Kind of felt Indians unwelcomed, maybe the staffs cannot make more money as tip from Indians? Who cares when we be good to ourselves and others around us.

While staff is good and polite, rooms are not upto mark, looks very old and non maintained. Bathroom are also same. For the price of 5k-6k they didn't even provide proper soap etc, just kept 1-2 small pkt of shampoo. Really not worth the money. Location is good.

This resort offers views of the backwaters and sea. Unique resort with access to sea through bridge. The food is good. This is a perfect place to relax and spend time with family

Property is on the beach. Less than a minute walk to beach. Also beach is not crowded. Good stay for family. Only issue was of the hot water for bath but it was provided separately later by the owner and else everything was good. Nearby beaches ashwem, morjim and arambol

More of a dormitory than a resort, it belies the excellent location. There is no reception. The check in is at the bar. The property is dirty and shows its age. The rooms are unclean and the bathrooms stink. We upgraded to a bigger sea facing room, the solace was that there was a veranda with a bed facing the sea where we could spend our time. The restaurant is decent , Raju at the restaurant was indeed a smiling angel

Positives - the rooms are spacious and have a sea and creek view. The food and drinks are quite good and reasonable, they also have a spa and boutique behind the property. The staff was polite and well mannered. Negatives - the facility was a bit unkempt, they had to change my room within the first hour of check-in as the ac wasn't working.

Excellent view coupled with good dining facility. Very rare to get a room with unobstructed view of the sea. Will visit again.

Nice, basic, clean. Many of the restaurant staff are great and very helpful. Views are good. Ac was old and barely working. Didnt try tv but that seemed super old too. The management seemed a little off putting though. Good for a short stay.

Great beachfront location. Near hotel rooms. Overall they had a really good attached cafe as well which serves great food.

On the beach property with good food, service and crowd. Rooms had a decent view from the balcony.

My experience visiting here was very awesome, good food, good environment here and the place is very peaceful.

Rooms are very neat and beach is very calm we liked so much to stay there. Food is so nice we will plan next year again
