Rooms were decent, washroom was clean but smelly. Overall managable but little bit pricy even if not beach facing

The stay was exactly comfy. Clean and more Beautiful than in the photos.The stay is few steps away from the beach. You will find a heartfelt owner mam there. The food is another highlight at the place.

This property is absolutely fantastic, located right in the center of Agonda. The people here are incredibly warm and welcoming, which made our stay even more enjoyable. The best part? The beach is just a 2-minute walk away! The food was truly the highlight of our experience. We loved it so much that we ended up eating here three times—it was simply amazing! Food is good Stay wise okay okay. Wifi is not working properly. Power back is only for fans and light not for AC

My stay at this hotel was truly an unforgettable experience! The staff was incredibly helpful, always ensuring a comfortable and pleasant stay. The highlight, however, was the owner, who was present at all times, personally overseeing everything to make sure guests had the best experience. Their warm and friendly nature made all the difference. The most outstanding part of my visit was the food—absolutely delicious! Every dish was bursting with flavor, making it, without a doubt, the best restaurant in South Goa. I highly recommend it to anyone looking for exceptional hospitality and mouthwatering cuisine!

Property show in outlook in portal is different which i check-in and the room is completed different. I am not at all happy with the stay

Kin-is is an amazing place, the rooms are well kept, next to the restaurant, making the access easy. The food is just superb, the pasta is “al dente” as the italians would say, in addition to the breakfast the experience was unique and memorable. Highly recommend 5 stars, thanks to the master chef nanak singh

We had an amazing stay at KINIS BISTRO Cottage ! The accommodation was exactly as shown in the pictures - clean, well-maintained, and beautifully decorated. The location was perfect, just a short walk from the beach, hotels and other shops. He was an exceptional host, providing top-notch support from check-in to check-out. I liked the taste of the food they provided for complimentary breakfast.He was always available to answer our questions and ensure we had everything we needed. The only things to keep in mind are that the apartment is on the 3rd floor with no lift, so be prepared for a bit of a workout with your luggage. Additionally, the parking is open and can get a bit crowded at times, but we managed just fine. Overall, we had a fantastic stay and would highly recommend Saurabh's place to anyone looking for a comfortable and convenient beach vacation. Thanks again, , for providing such an amazing experience!"

The Property has no proper parking if you are travelling in the four wheeler. you don't get the Vibe to stay there. Agonda Beach is very beautiful and less crowded. Best To stay in Agonda but not in Kinis

my stay at this hotel was nothing short of a nightmare. the power was out from the morning, and while the inverter kept the fans and ac running through the night, the real trouble began once the battery drained. we were a group of three, including a 2.5-year-old child, and the lack of basic amenities was unacceptable. with no power for the geyser, i requested a couple of buckets of hot water. shockingly, i was provided with only half a bucket—completely inadequate and unprofessional. to make matters worse, the owner was utterly unresponsive and showed no concern for our situation. this kind of mismanagement and lack of hospitality is unacceptable. i would never recommend this place to anyone. avoid it at all costs!

Stay was ok. Pros: location is near to agonda beach. Cons: no tv, wifi connection not good.

The care takers of this property are very friendly. The room is average but there is no compromise with cleaning and hygiene. it is just a 1 min walk to the beach if you take a short gali. food is awesome. thanks

Location is 2 mins walking from the beach. There are few small buildings in between so no sea view. The food is amazing and the highlight of the stay. The rooms are clean and well maintained. Basic cottages wo please don't expect a hotel room facility. The rooms get a lot hot at noon. The vibe of the bistro is amazing.

It's not a stay it's a home away from home, more than the amenities the treatment of the host is way above our expectations
