The food was to yummy the property have great views

Highly over valued property. Lot of seepage in the room n foul smell which is hard to be arrested even after extensive use of room freshener. Care takers need to give more time.

We stayed at sukham villa and it was a wonderful stay. The surroundings are green and peaceful. We stayed here as a group of friends and we enjoyed our stay there. Special mention of mr. Prakash the care taker of the property he was so polite and helpful that he made our experience more like a home and comfortable. The only thing which was not good was the connecting route of about 300-400 meters from the main road which is the only way to reach the villa. The connecting route is more like a off-roading but it can be adjusted and when you reach the property you will forget that route.

Excellent and rained staff, rooms are neat and cleaned, underground spacious parking for my car, property is near railways station, worth for spending.

I book pine villa (with living room) which has a very amazing view. On arrival, we are greeted by mr. Om prakash ji (care taker in sukham villa. He was very helpful and a great cook. We really liked his courteous behaviour. The property is 1km from khajjiar lake and has a great view. Add on was the weather at khajjiar. We travel-led from delhi, where temperature was hovering around 42-43 deg and in khajjiar it was 14-15 deg and rain makes its very beautiful. Overall, we really liked the property very much.

Fantastic staff, home style freshly cooked food. Everything fresh. A must visit place for people who love serenity and calmness. A complete package of adventure and worth everything. Hats off to nitika(the co-owner) and mr. Om prakash moi(cook. Guide. Basically one man army) for arranging and organising all the facilities in a beautiful secluded place. I wish a great future with all the best wishes to team sukham villa. Will surely visit again in future.

Sukham villa, khajjiar is the best that i got to stay. Perfect location approx 600m away from the lake, best scenic beauty, the pir panjal range is to visible from the rooms and the pine forest are breathtaking. The villa catered 2 rooms, fully furnished. The care taker is very kind and addressed all our concerns. There is bonfire area for barbecue and grill which we enjoyed. The dinner was also prepared by the caretaker. Milk and essential for toddlers were arranged. More than expected. Great hospitality. The owner nikita had been very keen in providing all our needs.

Staying at sukham villa was an amazing experience for us. The home, the incredibly pretty view and the always ready to help omprakash bhaiya, who takes care of the place were altogether such a delightful combination. The owners of the place were also professional and pleasant folks. I would highly recommend the place )

The homestay was at an excellent location- little away though from the most touted reason for khajiyar visit. We loved the hospitality of the caretaker- home cooked food with the love and care that is often missing in hotels. The rooms were big with enough of facilities and beddings for cold climate. Real big rooms. The pine room is the best one, an extra front room. Good for two families to come together and stay and can accommodate 6 - 8 persons with ease.

The location of the property is breathtaking, you'd get a great view from the rooms, the lawn as well as the terrace. The highlight of our stay was om prakash (the caretaker) who takes his job extremely seriously and treated us like vips, no less. Not to mention that he's a great cook too. The only problem is the price which the property does not justify. We paid for the entire villa (two nights) and the bathrooms were extremely uncomfortable. Everything was old and needed renovation. The wooden cabinets were rotten with fungus, the taps and sinks were leaking, and the toilet seat itself seemed to be from 20 years ago. This was a major setback since the majority of us were senior citizens. Another setback was that our driver was not even allowed into the servant quarters (every homestay and hotel we've been to before this had dedicated resting areas for drivers) with the temperature low of 9 degrees at night where he was forced to sleep outside in the car. , it's a good place because of its location and scenic beauty. I'd suggest booking both the rooms (if they decide to lower their prices) if you're travel-ling with family so you'd get the entire villa to yourselves. For anything more than per room, i would suggest going somewhere else.

Having booked the pine room, my co-traveller and i got really lucky. We had a living room with a gorgeous ) view and a garden outside, a cosy bedroom (although ventilation could be improved, and a huge washroom which was also clean and had all the amenities. The help of nitika, the manager, with our various travel plans was very well appreciated, as well as the service of the staff, satish and anup. A great stay!

The stay was really good. It's quite a calm and serene place where nature is at its best. The staff was really good. The food was simple and really good. Would love to visit the place again

The location of the property is in itself so scenic that one. Can spend whole day sitting and watching the beauty image. The rooms bathrooms are really big to accommodate a complete family. Though it may be not a luxurious stay experience, but you a decent and comfortable home stay and value for money. You would love the way you are being comforted by the owner and the staff of the property, they take extra efforts to make you comfortable and happy about the stay, very personalized stay experience.

This was a great experience, locations and hospitality staff behaviour are awesome. Strongly recommended for ultimate moments of the family
