Very cheap hotel. All rooms are under renovation. No cleaning. Gutka spits everywhere in the room. Bed was broken

There were several problems i faced. Problems we faced : 1. Bed linen is dirty and stinky. 2. Curtains are stained and stinky. 3. Window seals are chipped off. 4. Water leaking from ac (our luggages were all damaged due to this) 5. Tea table broken leg 6. Carpet is dusty and full off burnt marks of cigarette buds 7. Charging points are missing or broken off 8. Insufficient light and the switch is behind the bed which is very difficult to access 9. Couch cover is torn-ed off and looks horrible 10. No bath area 11. Bathtub not functioning (no inlet) 12. Just one hand shower in the shower area, no tubs or mugs or taps. We have been without shower for a day. 13. Flush not working properly. 14. No toilet paper, handwash 15. Towel is dirty and seems to be used 16. Washbasin tap is broken 17. Inside door lock of the main door is broken. 18. Calling bell panel is missing (room 217) 19. Many bathroom fittings and electrical connections are not proper and unsafe. 20. Tv unit not working it was a horrible experience, never had such a nightmarish stay at any hotel so far in my life. Absolutely disastrous. We had to check out one day earlier.

Very poor service cleaning is also very bad, my request please don't book this hotel.

Royal Palms Estates its stay in Goregoan, Mumbai nice location but bumpy roads towards to Royal Palms Estates which Government of Maharashtra have to work on it. The Estate is at almost hilly area, nice food two restaurants choices, no intercom, no hot water, no access card, bath tub no use, maintenance problematic, but spacious King sing room. No room service.

The location of the hotel was in the main city. Everything was acesible. We reached everywhere easily.
