Rooms are not maintained clean. Washrooms are not clean. No hot water supply. Last 50 metres to reach the hotel doesn't have a proper road. Mud road approach.

Hotel was average with just basic necessities like fan and tv. We could not see whether it is ac or non ac in mm t app while booking and they have given non ac rooms here. No extra towels given. Hotel was smelling lot of drinks

Its just for locals. No soap, leakage, no receptionist after 10pm. Not at all sanitized.
Bathroom was leaking like anything. No soap, no blanket, no mosquito repellent, dirty bed.

The room was very clean and spacious. The environment around was very peaceful and relaxing. The hotel was quite far from Gokarna main bus stand, but was near to the Kumta bus stand and had frequent buses to travel to Gokarna, so the location was not a problem.
