I had been here with a bunch of my friends (5 guys including me). At first, the guest house looks like a normal house but has rooms behind and atop the owner's house.
We had booked two AC rooms for 3 nights. It cost us 4100 altogether, thanks to a crazy deal by CITI credit card. I saved 2500 rupees. The rooms were decent enough with adequate bedding facilities.
The owner was very polite and he was available whenever needed. The guest house is at walk-able distance from Anjuna Beach and there are several restaurants for lunch, and dinner on the way to the beach.
Finding restaurants for breakfast can be a problem if you are on budget. There is the famous ocean pearl restaurant which is about 10mins drive from the guest house but, the place is a rip off.
Advice: Do not book the non-AC rooms because the room has no proper ventilation. Go here only if you are a bunch of guys/ girls! Don't even think of going here without renting a bike/ car. Finding a renting service nearby could be difficult. I didn't notice any nearby. You'd probably want to get drinking water bottles from a store nearby as you won't get it from the owner.

This hotel is really a budget hotel for long trip. Food and staff persons are good. This is affordable for a family who are budget conscious. Sightseeing facilities are also available. Car for rent may be availed from here. You can go to nearby beaches within minutes. This is not far away from beach.
