Tutti portano i cani a passeggio... ottimo per meditare sulle panche . Non per la corsa.... troppo piccola. Quartiere tranquillo in prossimità dell'appia.

Not what I thought I'd booked!
Like I suspect the first review we booked thinking we had to go to one location but we ended up being taken by our driver to this location. That was B&B Gustè which must function as a management company. I've already put a review for that on TripAdvisor so I'm not going to reiterate here.
Our room in Villa Fiorelli was clean, had towels, ensuite shower room with sink and toilet. There was already hand-wash and shower gel provided if you hadn't brought your own. Just standard stuff. Plenty of plugs to charge devices. Free WiFi was available which was most welcome.
The apartment had one or two more rooms for other guests. Naturally, the doors into the rooms had separate locks. There was also a small self catering area with plates, cutlery, glasses, a kettle and a microwave. A small balcony leads out onto a view of the other buildings around and can be used for smokers.
You could hear people in other rooms but we didn't have any problems. I'm guessing that it massively depends on the other guests staying. If they were going to be heading out and drinking til 2am you might have issues with noise but thankfully it wasn't like the for us (and we were too tired from all the walking around Romes sites to even consider this ourselves!).
I didn't have any problems with heat in the room. A large fan was provided if it got too hot which we never used. It was around 31c during the day so maybe 15c at night (late September).
Two Metro stations on Line A are nearby and a few restaurants. Just down the same road there is also a small convenience store.
Overall I found the stay pleasant, so I'm giving it a 4 out of 5 though as mentioned, if you had noisy neighbours you might not have as good an experience as us.

Took taxi to the hotel. Say that loosely. The taxi driver had to ask direction. And he couldn't drive into the area. It's not gated but has nice park area in the centre. Nothing to tell you that it is the accomadation. Thank goodness someone was walking by to help. Rang the bell and very nice lady came to help us. She didn't speak English but we managed well. She offered coffee in her room. No front desk no anything. After taking our details we were shown to our room. Very clean and made nice and bright. The bathroom was tiny. If you are more them 12st don't bother.
Breakfast was left each day. Packet croissant. Orange juice, and packet of French style toast.. Don't bother eating it. 2 tea bags and 2 coffee strips. No milk. The room has fridge but we had to turn it off at night. Sounded like washing machine.
Bed comfy and clean. Room cleaned and serviced every day.
Photoes are taken at night. May help you find it better.
You can walk into Rome. Bus run oftern and no one seem to mind if you pay or not. We never did.
