Positives. The staff here are awesome, friendly ,knowledgeable and helpful. The accommodation is close to the train and not too far a walk from many of the locations in Rome. Breakfast is abundant and lots of choices.
The picture used for the room we paid for leads you to believe you are getting a lovely corner spa. Hubby searched for ages before deciding based on pics that this would be our special romantic room to celebrate our 25th anniversary. The reality was sadly not the pic. ( it was the most expensive room we stayed in in Europe over 35 days). The bathroom had a spa. One person only and ran out of hot water while filling, and a hand held shower with nothing to prevent water splashing all over the bathroom. The bed is impressively big but the sheets do not fit it and merely laying on the bed untucked the sheet ( no mattress protection). I am capable of walking so less bothered by the fact that the lift stops on every floor but ours. The view from our room 101 I figure is the worst they have,Not worth even having a window. The furniture is very basic.I am usually really generous on trip advisor. Wondering if this will even get posted. My recommendation the owners, spend the night in this room with their spouse before they charge the same as the one they advertise with the pic.

The best choice
Got the reservation through booking and I was skeptical first. But all was excellent. The service, breakfast, the room was looking perfect. I totally recommend it. And it's two minutes away from fuocolento, my fav!!

We stayed here for 3 nights, our room was lovely, bed comfortable, brilliant shower, excellent coffee machine in room and cheapest mini bar ever! The breakfast was fantastic, really fresh nice choice of cereal, yogurts, fresh fruit, pastries and cakes, salad and cold meats.
The staff were really helpful and friendly, location was good and would definitely stay here again!!!

Just back from a great stay at this hotel - arrived hours earlier than planned but didn't stop the owner making us feel welcome - upon finding out it was our first time in Rome he immediately sat us down with a map and told us where to (not) go/where was cheap and good to eat/how to get everywhere and gave us cards for money off the local incredible restaurant etc. which was fantastically useful as we visited most of his recommendations and all were great.
Additionally our bags were held whilst our room was prepared and were brought down for us upon getting back which saved us a trip up four floors for them (much appreciated!), and we were given a guide to how everything worked in the room by the same staff member.
The room was a great size, comfy bed and everything was clean and worked perfectly and all the staff were extremely friendly and eager to help with anything at any chance - including booking a taxi back to the airport for a reduced price and helping us get colosseum tickets avoiding the queues and price hikes.
Breakfast was perfect for a light meal to eat before walking further into the city for lunch (roughly 10-15mins walk to the main streets and restaurants around the Pantheon and Trevi Fountain) though plenty options nearer.
only cons - double bed was 2 single mattresses that kept slipping apart but was otherwise comfortable, reception was on the 5th floor and lift was a bit dodgy so making it to breakfast was a bit of a trek + room was quite cold.
All round great stay for a reasonable price and extremely nice atmosphere/staff, would definitely stay again upon returning!
