The apartment is clean, big and comfortable, the almost perfect choice for a couple with a teen. "Almost" because the apart is too cold in december. Also, the breakfast they offered consisted of biscuits and yogurt.
Buuut, we did it in december, the price was ok, so we' d do it again and again!
Conclusion: a big + for the host, the location and the comfort.

appartement trés bien situé : ....
Bonne surprise que cet appartement de 3 pièces avec deux chambres, salle de bain wc, cuisine équipée et salon-salle à manger.
Idéalement situé à proximité de la station de Train Ostense (direct de l'aéroport) et du métro Piramide.
L'appartement est proche également du centre commercial de spécialités italiennes EATALY (plusieurs stands de restaurants présents sur chaque étage).
L'immeuble est calme. Seul point noir la serrure de la porte de l'immeuble dans la cour s'ouvre très difficilement avec la clef. le stress en rentrant tard de ne pas pouvoir ouvrir cette porte. Nous n'avons pas préparé de repas dans l'appartement. Pour une famille, la vaisselle et les plats sont insuffisants. Wifi fonctionnant parfaitement. Excellent rapport qualité prix sur Rome. Très bon accueil de César.

Here is a jewel
If you want an apartment, close to the metro, perfectly equipped, with loads of space, clean, safe, two bedrooms and a landlord second to none, this is it. Cesare is accommodating, generous and a mine of information. Now I know exactly where to stay when in Rome. And it is way cheaper than any hotel, with none of those drawbacks - Rome hotels are known for being cramped. Oh, and fully fitted with split unit air-conditioners in all the main rooms.

Great Apartment and Host
My wife, daughter and her friend stayed at the Apartment Happy Sleeping in Rome for eight nights in July 2013.
The apartment is very spacious and comfortable (A/C in all the rooms is critical in a hot Roman summer), secure, and in a good location as Ostiense train station and the Pyramide metro station are just 100m from the apartment. The only improvements I would suggest are to make the balcony a place where you can sit down for an evening drink (there was a step ladder and large paint drums there), string a line across it to hang out clothes to dry and fix the loose skirting boards in the kitchen.
The apartment owner, Cesare Perugia, was extremely kind and helpful. He gave us good directions on how to get there from Rome Termini train station and was waiting outside the apartment to welcome us. He spent time telling us how we could best get to the major sights in and outside Rome by bus, tram, metro and train. When my daughter and I attended the Bruce Springsteen concert in Cappanelle (30 minutes by car from Rome city centre) and had to return very late to Rome TerminI railway station which could be a little dangerous, Cesare offered to drop us at the concert, show my wife and daughter's friend around during it and then pick us up after midnight to take us all back to the apartment.
So, I would highly recommend this apartment and owner for any future travellers. When I return to Rome, this is where I will stay.

A refuge in Rome
We stayed in this apartment in Rome for over a week in May. We didn't realise it, but its a full, private apartment all to yourself. It was really well placed near multiple train stations, trams and buses. Near a supermarket and coffee shop (near the station). Easy to get to Colosseum, historic centre and Vatican from here. So - out of the way from Central Rome, which is a good thing, but still really easy to get to everything.
Bed comfortable, shower the best we've used in a long time, kitchen good (although running out of utensils, no chopping board - but an under appointed kitchen better than no kitchen at all), internet fantastic too.
Cesare was exceptionally lovely and caring on check-in. Biggest plus - it's a ridiciculously good price for what you get and for Rome in general.
We'll stay here next time I'm in Rome, definitely. A great refuge in a busy, crazy city.
