Basic, clean, well located
This motel is walking distance to all the sights in Munich or the railway station, although you'd need to be a keen walker in both cases. A metro station is very handy for those that aren't. The hotel is behind the main street, with a small parking lot posing in place of the garden.
The rooms are located on the 1st and 2nd floors and there's no elevator, which might be an issue with luggage and the stairs. There's a variety of different rooms, some of which come with small kitchenettes. All of them are basic, but clean and relatively well maintained. A bit of a spruce up wouldn't go amiss here and there, but the maintenance is generally fine. Beds are old, but comfortable and linens clean. There was a fabric headboard in my room that was quite grubby and should be replaced, but otherwise the bedding is spotless.
Rooms come with a desk, chair, large closet, flat screen TV and excellent free WIFI. There's a fridge, with a well stocked selection of expensive drinks. Tea, coffee & a kettle is provided for free, but they aren't replenished every day. Water from the tap is safe to drink. There are also a LOT of power points.
Bathrooms are small, with a shower stall, basin, toilet and the hot water pressure is excellent. Bath gel and liquid soap are provided, but nothing else. Towels are older, but clean enough.
Breakfast is served buffet style in a small, but really nice, airy room on the 1st floor. Pretty much everything you'd want, but there's nothing hot. Even the boiled eggs are served cold, but it's all very good quality and nice. A big selection of cheeses and cold cuts. Coffee drinks are made to order.
Staff are friendly and helpful and good English is well spoken. For location, price, comfort, you probably won't find a better deal, but it's hardly plush. Nothing to complain about at all, except whereas there's heating for the winter, there's no aircon or cooling in the summer and the summer can be hotter than expected in Bavaria.

Where is reception?
There is no breakfast in Saturday, with I already paid for. And no man on reception to claim it!
Handwasher is inside a room, not in the bathroom.
There is only 1 man working - or you're checking in/out or you get your coffee. 1 at the time.

Octoberfest on a budget
I tried to find a hotel in Munich to join the Octoberfest madness rather on a short notice. I found this little jewel! It is located very close to the fest, easy 20 minutes on foot. central railway station is nearby, the same applies for Mareinplatz. Prices are reasonable, the breakfast great, the attitude, friendliness and vibe of both the persons I encountered at the reception unbelievable!

Very Clean and Roomy
We really loved this hotel. The only reason that I didn't give it a rating of 5 is that we got there at 8:30 pm and the registration was already closed. They did leave an envelope taped to the window with my name on it. It contained the key to our room and instructions to locate the room and use the wifi. The problem is that they were all in German. Their hotel is a little hard to figure out because they use several buildings and some of them included private residences and businesses. It was raining when we got there and it took us a while to figure out where our room was. When we got to the room I called my son in the U.S.A. and had him translate the wifi instructions for me via Google translator. Problem solved. That being said, the room was literally a studio apartment completely furnished by IKEA and it was spotless.. It had a full kitchen and a roomy bathroom. We loved the room. In the morning we enjoyed a good breakfast which was included in the price. The entire staff spoke English and apologized for the instructions that we were unable to read. They said they normally would have printed them in English. We were able to walk to the city center for shopping and sight seeing. I definitely recommend this hotel.

The bombastic name of this hotel is rather deceptive. The "Gartenhof" in reality means a garage area, where the entrance to this hotel is. The situation of the hotel is rather good-a walking distance both from the central train station and also from the historic center of Munich. Also among the pluses of this hotel are friendly reception, spacious rooms, soft beds, good working wifi (though you need from time to time to log anew into their network) and decent breakfast. However everything looks dated and falling apart in this hotel. I first was placed into the room where there were hot/cold water issues and then upgraded to a better room. In both rooms I stayed the carpet floor was stained. In the second room the drawer under the TV set looked like it was picked up in the garbage. There is no elevator in this hotel, so you need basically to pull your suitcase to the top floor, although upon my arrival the receptionist took my suitcase into my room. Generally this hotel was for me rather disappointing as for such price you'd expect more, not Ritz of course but at least some three-stars level
