All the better for the NOT
This is actually a converted shop which means the (3?) rooms all open directly onto the pavement which was a slight surprise, but the quirky decor and friendly host, along with large curtains quickly remove any concerns.
The rooms are well equipped and spacious. Our room had a bit of an urban feel (polished concrete floors, steel sliding bathroom door) which I liked.
Breakfast is plentiful and typically German/Austrian (rolls, eggs, meat, cheese and jams) When we were there the jams are all home made by Susanne; lovely.
Being just North of the canal it is a pleasant walk to the centre of Vienna, or you can get the U-Bahn which is 2 mins walk away.

We had 3 lovely nights at This is Not a Hotel and would gladly stay there again should we return to Budapest. Susanne is a fantastic host, and was able to offer great suggestions of restaurants and things to do, as well as accommodate all requests we had during the stay. Our room was beautifully designed, and was more than enough space for the 2 of us. It is located in a quiet, residential neighborhood but is near several very good restaurants and is very convenient to public transportation.

I couldn't recommend this place any higher. Please do yourself a favour and stay here next time you're in Vienna!
What a wonderful stay. A very convenient location with easy access to everywhere on the city. The room was stunning - beautifully designs and fantastically appointed - including a stocked mini-fridge. The bed was super comfortable.
Susanne was a fantastic host - I enjoyed our conversations over breakfast and the communication we had between booking and stay was great.

Great Location. Warm Host.
"This Is Not A Hotel" is a quality alternative to hotels in Vienna. There were two conferences in the city when we were visiting and hotel rates were high and rooms were tight. This property is not particularly cheap for a BnB, but it is quality. It has a great location, literally 5 mins walk from the metro stop Roßauer Lände, in a quiet and safe residential neighbourhood right by a river. Quite scenic. The U4 line will take you to the city centre in 15 mins and so is very convenient. Convenience stores Penny Mart/Billa/Spar are all 10-15mins walk. The Servitengasse neighbourhood, 10 mins walk, has some nice local restaurants. We took the S-Bahn from the airport to the city centre (no need to take the more expensive City Airport Express), and change to U-Bahn (U4) and arrived at the property in 30 mins. The host Susanne gave different options for airport arrival, and a pre-order taxi is only Euro27.
Susanne was responsive on emails, and warm and friendly in person. She gave good suggestions on restaurants and vintage shops. And we particularly appreciate her letting us stored our luggage in the breakfast room until 7:30pm on our departure date as she does not live in the apartments.
The apartment we stayed in was spacious for two, clean, simple but comfortable and tastefully designed. Very high ceiling. The living room (with the pink sofa and the large actress poster on the wall) is separate from the bedroom. There is a small refrigerator and water kettle for tea and coffee. I don't believe the apartment is set up for cooking although there is an electric stove. No pots/pans and only few plates and utensils. This is fine with us as the location is very convenient. The bed is very comfortable while the pillows are too soft for us (Susanne gave us extra). The toilet is separate from the shower which is useful. The shower works very well. There is not a closet per se for clothes but we managed well staying there for 5 nights.
I believe Susanne operates 3 apartments and each has its own separate entrance. She offers breakfast in a small room inside the building. Breakfast is simple - coffee, juice, cold cuts, cheese, cereals, eggs and basic breads. Would be even better if there are croissants or other pastry.

Had a lovely weekend break in Vienna staying at This is not a hotel. Well located in a quiet neighbourhood, but easy to get to the centre either walking or on public transport. The decor is quirky and fun and the bed was super comfortable. Susanne was really helpful and made us a yummy breakfast each day. Still lots to see. Might need to go back!!!
