We were only on a short trip to Melbourne but had a pleasant stay at Bluebell. We ended up arriving later than normal due to some problems at the airport but the owner was very accommodating in arranging late access for us. Our room was basic but clean and comfortable, and breakfast was a self serve continental. The location is easy to miss the first time around but ok once you know where it is. It was quiet when we were there so parking was not a problem and breakfast at the group table was ok but I could imagine it may get busy at times. In saying this though, we normally stay in hotels while in Melbourne but will try and book Bluebell from now on. It is much better value for money, parking is provided, breakfast is ok, and the staff are friendly.

Great two night stay
We stayed here (2 adults, 2 babies) for two nights and had a positive experience. For what we paid we felt it was good value. The B&B can be hard to spot driving down the road but once you know where it is it's easy to relocate. It is not near the city so perhaps not in the best location for tourists however if you need to be on this side of the city it is great value basically self contained accommodation. It wasn't walking distance to supermarkets etc however you could walk to a train station. There was a nice big park and playground nearby for kids. Guests also have access to a small laundry.
Firstly, this is an un-hosted B&B. Basic provisions are left out for breakfast and guests have access to a small kitchen with basic facilities such as a microwave, stove, oven etc. Being un-hosted almost gave a share house kind of feel and it was a little uncomfortable interrupting other guests during their meals etc.
Our room was great, very large, warm and comfortable and clean. Despite being at the front of the house we had no issues with road noise as the windows were double glazed. The ensuite was clean and adequate.
We had an issue trying to get our car out of the car park in the morning as it was very, very full.
I would have perhaps also appreciated perhaps a chain lock on the inside of the door as a little more security.
The house keeper was lovely and friendly.
Overall, good value, comfortable and met our needs. Thank you.

B&B in the Eastern Suburbs
Well furnished room with free parking that is close to everything - walking distance to Box Hill, the defector China Town in the Eastern Suburbs, Blackburn & Laburnum and no shortage of restaurants and eatries around with multiple train stations to choose from.
Tibor the manager was great. Despite the mess we ended up with bcos of lastminute.com.au and their lack of accountability and customer service Tibor sorted it all out without batting an eyelid.
There's however no T/C in the rooms and no common siting area.

No room service
We stayed at the Bluebell B & B for 4 nights and although every morning there was a house keeper on site from 8am til 12 noon, not once did we get clean towels or our beds made. Breakfast and kitchen area was clean and breakfast was only cereal and toast. My other complaint was that the house keeper stood over you whilst we ate breakfast and took away the dishes even before you had time to put down your last bite, very intimidating.
The check-in was by a phone call and we were told where the key would be left and the phone number was not contactable while we were there. Also two others came by and said they had reservations but was unable to contact the owners in regards to their bookings.
Our room was small and we had three adults with two beds. very cramped. And we were located in the front of the house and on a very busy road so noise was an issue.
There was plenty of off street parking and the house was really well located to transport.

Very disappointing. No communal living space. Aircon turns off at night and restart at 6am. Staff come in to clean and reminds you it's 10am checkout everyday your there. Motels a better option next time. Not enough room here to put everything wrong
