Good hotel with pleasant and courteous staff, but the building could use a serious overhaul! Otherwise no complaints.

Hotel is not in good condition. Ac room was not maintained and no hot water available. Complementary breakfast was unhygienic . Overall a bad experience.

Room provided was very small and smelly. Bathroom was not very hygenic. Cleanliness of the hotel was not upto the mark.. though the breakfast was included but the standard of breakfast was poor. There was only poha + bread butter on the menu first day and poori+sabzi/bread butter on the other day.. few more options would have been better.. certainly not recommended for the price..

The only good thing about the hotel is its location. The access to the hotel is bad with the reception on the 5th floor through 2 old elevators. To reach the room, we had to go down through the stairs. The room was in a very bad shape. The mattress were old, pillow covers and bed sheet were not clean, the towels provided were smelling bad. No soap was placed in the room. It was provided after I asked for it. The bathroom was the WORST part. The pot was in a very bad shape, the flush tank was leaking, the wash basin was unclean and the tub was horrible too. The only good thing in the bathroom was a new geyser. The bathroom seemed really scary with broken wood work and there was no exhaust system. The complimentary breakfast was not good.

If you are on holiday to Goa, this is certainly not a good location. For business visitors this may be okay. But don't expect courteousness from the staff. The rooms are without any safety - windows without lock, large opening for AC without any locks, old cluttered furnitures & arrangements, no hot water in running tap, construction works done with lots of noise and disturbing the guests.

Need some improvement on room maimtenance and catering services.

The Location is excellent, the view of Mandovi river from the rooms is awesome, furniture is old and need minor maintenance, morning breakfast is good but not so great, staff is very helpful and the best part is even after checkout the staff kept our luggage safe and allow us to use washrooms so we need not to pay more for extended stay on the checkout day.

The staff was quite unprofessional .There was no one at the reception during night. Although the view from my room was quite good to the municipal garden and then the Mandovi River and there was nothing like the complimentary breakfast. Overall my purpose was not to use room or hotel services but just to stay and for my purpose the hotel was good.

The best part of the hotel is its location, the river Mandovi and the all green surrounding added to the scenery. The rooms were quite spacious and clean with all necessary amenities and the view from the window was MARVELLOUS. The add-on to all these was the service, we found it very homely.
